11/6/2009 - HOME INSPECTION / RE-WINTERIZATION REMINDER:  The Purchaser has fifteen (15) days after the ratification date on the Sales Contract to have all inspections completed.  The "Home Inspection Policy" and a request form can be found on Pyramid Real Estate's website (www.pyramidrealestate.com) under Forms on the Broker & Agent Info menu.  This request form must be submitted to the Property Operations Division, along with a copy of the ratified Sales Contract, prior to conducting a home inspection or appraisal.  There is a $75 deposit for re-winterization during the months of September through April in Kentucky, Tennessee, Missouri, Kansas and Oklahoma.  Please include this deposit when submitting your inspection request form.  After you receive permission to do the inspection, the utilities may be turned on at the Purchaser's expense.  The selling agent is responsible for notifying the Property Operations Division when the inspections have been completed and the utilities have been turned off.  The selling agent must accompany prospective buyers and inspectors at the property AT ALL TIMES prior to closing.  Please carefully read, and make certain your Purchasers understand and accept all the provisions of, the Conditions of Sale on the second page of the Contract, notably Paragraph B.


10/19/2009 - ATTN: ALL KY & TN BROKERS:  Effective with properties listed (or relisted) on 10/20/2009, the $500 Sales Incentive to Owner-Occupant buyers who go under contract on a HUD property within 30 days of the initial list date and close within 30 days of contract execution will no longer be in effect. Click here for flyer.


10/16/2009 - ATTN: KY, KS, MO, OK & TN BROKERS: HUD has revised the LBP inspection, visual assessment and stabilization process for properties built prior to 1978.  Effective October 16, 2009, no LBP inspections, visual assessments or stabilization will be performed on properties built prior to 1978 and sold with FHA mortgage insurance.  This is the same process that is currently in place for properties built from 1960 to 1978.  If LBP is found at inspection for any property built prior to 1978 and contracted with FHA financing, HUD will not perform stabilization if the cost is more than $4,000.  If the cost is more than $4,000, and the property is contracted with 203B or 203B with escrow, the buyer may amend the financing to conventional, 203K (if it meets program requirements) or choose to cancel the contract.  If the property is contracted with 203K financing and the stabilization and clearance costs are more than $4,000, a seller's credit will be allowed for $4,000.  The balance of the stabilization and clearance costs will be the cost of the buyer.  If the stabilization and clearance costs are less than $4,000, a seller paid credit will be allowed for the full amount of the stabilization and clearance cost.  If the cost is more than $4,000 and the property is contracted with 203K, the buyer may elect to continue with the contract with the understanding that HUD will only provide a seller paid escrow in the amount of $4,000 and the balance of the stabilization and clearance cost will be a cost to the buyer, amend the financing to conventional or choose to cancel the contract.  Please carefully review the LBP Disclosure Addendum with your buyers for full requirements and information.

9/25/2009 - ATTN:  ALL OK, KS & MO BROKERS:  Effective with properties listed on or after September 25, 2009, HUD is offering a $100 down payment initiative for the states of Kansas, Missouri, and Oklahoma.  The $100 down payment is for owner occupants purchasing a HUD home with FHA financing if they offer full listing price.  This incentive is also available to owner occupant purchasers who obtain a FHA home repair loan (203K).  Buyers may NOT finance closing costs or prepaid items if utilizing the $100 down payment initiative.  It's a great time to Purchase a HUD home with FHA financing.  A $500 selling broker bonus will be paid on full price or higher offers for properties sold to owner occupants.  A $1,000 Sales Allowance for owner occupant sales where a full listing price offer has been accepted and the listing price is $50,000 or less or a $1,500 Sales Allowance for owner occupant sales where a full listing price offer has been accepted and the listing price is $50,001 or more.  The incentives will apply to properties listed on or after September 25, 2009.  These incentives are specific to the states of Kansas, Missouri, and Oklahoma.  Click here for the flyer.

4/2/2009 - NSP Grantee Price in Tennessee Only - Effective April 2, 2009, a number of Tennessee HUD listings on our website will show a "NSP Grantee Price".  These properties have been made available to U.S. Department of Housing and Urban Development (HUD) Neighborhood Stabilization Program (NSP) Grantees at discounted prices to allow them to purchase foreclosed properties in an effort to revitalize those areas.  These prices are not available to the general public.


2/9/2009 ATTN:  ALL KS, KY, MO, OK & TN BROKERS: Effective Sunday, February 15, 2009, Pyramid Real Estate Services will implement two additional listing days each week.  General listings will be posted on Tuesdays (for a 10 day owner occupant preference with a bid deadline of Thursdays) in addition to the current listing day of Friday.  The re-listed properties will be listed on Sundays (for a 5 day owner occupant period with a bid deadline of Thursdays) in addition to the current listing day of Wednesday.

  • Eligible properties are new listings in TN and KY which have an initial lists date of 8/8/08 or later
  • Incentive is available for new listings only - properties which were already on the market and re-listed after the effective date are not eligible for the incentive; Initial list date will be noted in the comments on BidSelect for eligible properties
  • Contract must be received and signed by the seller (executed) within 30 days of property's initial list date
  • Closing must take place within 30 days of the contract execution date
  • $500 Sales Allowance will show as credit on the HUD-1

02/13/2008 – “Buy HUD with FHA” – The Atlanta HUD Homeownership Center approved the use of two Sales Initiatives in the states of Kentucky and Tennessee for Pyramid Real Estate Services.  The $500 broker bonus was available for HUD listings with an effective date of September 1, 2007.  The temporary suspension of the $100 Down payment was lifted, and it is now available for HUD listings with an effective date of October 5, 2007.

• $100 Down payment for purchasers using FHA financing in the states of Kentucky and Tennessee (
owner occupants only;
$100 Down payment financing is available on most properties through FHA approved lenders.)

• $500 Broker Bonus for sales in the states of Kentucky and Tennessee (owner occupants only)

12/24/2007 – “Buy HUD with FHA” – The Santa Ana  HUD Homeownership Center is announcing the following sales incentives
that apply to the January 4, 2008, GENERAL LISTINGS ONLY for the states of Oklahoma, Kansas and Missouri:

  • $100 down payment for owner occupant purchasers that close with FHA-insured financing($100 Down payment financing is available on most properties through FHA approved lenders.)

  • $500 Selling Broker Bonus on owner occupant offers that are full price offers

  • $1,000 sales allowance paid to the buyer at closing for owner occupant purchasers that are full price offers and
    where the property is listed at $50,000 or less 

  • $1,500 sales allowance paid to the buyer at closing for owner occupant purchasers that are full price offers and
    where the property is listed at $50,001 or more

Sales incentives are offered for a limited time and are effective January 4, 2008 and apply to General Listings only. Incentives may be discontinued by HUD at any time. This initiative is available for all HUD-owned properties advertised to the general public, beginning with the listings August 31, 2007, and thereafter. THE INCENTIVE IS NOT AVAILABLE UNLESS IT IS ON THE EXECUTED CONTRACT PRESENTED TO THE CLOSING AGENT BY THE M&M CONTRACTOR, and it is not available on contracts executed prior to the advertisement of the incentive.

FOR NEW APPLICANTS:

HUD is in the process of transitioning to an on-line application system for Nonprofits applying/re-certifying for approval to participate in FHA activities. Starting August 15, 2007 all new Nonprofits that want to obtain HUD approval to participate as a FHA mortgagor, purchase HUD Homes at a discount, or administer a Secondary Financing/ Down Payment Assistance Program must submit an e-mail directly to their local Homeownership Center (HOC), Program Support Division, indicating that your organization would like to apply for approval to participate in FHA Nonprofit activities. The e-mail must also include the following information: your organization’s legal name, address, and executive director’s name and contact information (phone number and e-mail address). Additionally the e-mail should indicate whether the organization is a nonprofit or instrumentality of government, the date of your organization’s 501 (C)(3) determination letter and whether your organization has a minimum of two years, within the last five years, of housing development experience. Housing development experience is defined as acquisition, rehabilitation, and sale to low-to-moderate income persons. This e-mail should be sent to the appropriate HOC contact below. After your e-mail is received, HUD staff will send your organization an e-mail with instructions for accessing the on-line application system and a password and user ID.

FOR RE-CERTIFYING APPLICANTS:

Nonprofits that need to re-certify, must submit an e-mail to the local HOC stating that your organization would like to apply for re-certification and request a password and user id. After your e-mail is received, HUD staff will send your organization an e-mail with instructions for accessing the on-line application system and a password and user ID.

November 1, 2005:  HUD announces the eligibility of firefighters and emergency medical technicians to purchase HUD acquired homes located in HUD designated revitalization areas at a discount, in accordance with HUD’s regulations for the Officer Next Door (OND) Sales Program. Inclusion in the OND program is designed to help more firefighters and emergency responders become homeowners, and will further the goals of the OND Sales Program to accelerate the revitalization of America’s cities by promoting the integration of dedicated role models and mentors into the community.

10/26/2004 - ATTENTION ALL BROKERS IN KANSAS, MISSOURI AND OKLAHOMA: Please be advised that current available properties in these states will be removed October 27, 2004 in order to transfer the inventory to the new M&M contractor, Pyramid. Due to the transition to Pyramid, all completed contracts must be received by First Preston by October 29, 2004 in order to be processed by First Preston. If a completed contract is not received by First Preston by this date, HUD requires that the property be transferred to Pyramid and become a new listing.

10/1/2004 - ALL BROKERS IN KANSAS, MISSOURI AND OKLAHOMA: Please be aware that Pyramid is scheduled to assume full management and marketing services responsibilities for HUD homes in these states on December 16, 2004. On October 1, 2004 Pyramid will begin performance of all contract services related to Conveyances, Custodial Properties, Preconveyance Approvals and Pending Mortgagee Requests. Unsold inventory from First Preston will be transferred to Pyramid on November 1, 2004. Properties under contract will continue to be managed by First Preston until December 16, 2004.
