HOME INSPECTION / RE-WINTERIZATION REMINDER: The Purchaser has fifteen
(15) days after the ratification date on the Sales Contract to have all
inspections completed. The "Home Inspection Policy" and a request form can
be found on Pyramid Real Estate's website (www.pyramidrealestate.com)
under Forms on the Broker & Agent Info menu. This request form must be
submitted to the Property Operations Division, along with a copy of the ratified
Sales Contract, prior to conducting a home inspection or appraisal. There
is a $75 deposit for re-winterization during the months of September through
April in Kentucky, Tennessee, Missouri, Kansas and Oklahoma. Please
include this deposit when submitting your inspection request form. After
you receive permission to do the inspection, the utilities may be turned on at
the Purchaser's expense. The selling agent is responsible for notifying
the Property Operations Division when the inspections have been completed and
the utilities have been turned off. The selling agent must accompany
prospective buyers and inspectors at the property AT ALL TIMES prior to closing.

ATTN: KY, KS, MO, OK & TN BROKERS: HUD has revised the LBP inspection,
visual assessment and stabilization process for properties built prior to 1978. Effective October 16, 2009, no LBP inspections,
visual assessments or stabilization will be performed on properties built prior
to 1978 and sold with FHA mortgage insurance. This is the same
process that is currently in place for properties built from 1960 to 1978.
If LBP is found at inspection for any property built prior to 1978 and
contracted with FHA financing, HUD will not perform stabilization if the cost is
more than $4,000. If the cost is more than $4,000, and the property is
contracted with 203B or 203B with escrow, the buyer may amend the financing to
conventional, 203K (if it meets program requirements) or choose to cancel the
contract. If the property is contracted with 203K financing and the
stabilization and clearance costs are more than $4,000, a seller's credit will
be allowed for $4,000. The balance of the stabilization and clearance
costs will be the cost of the buyer. If the stabilization and clearance
costs are less than $4,000, a seller
paid credit will be allowed for the full
amount of the stabilization and clearance cost. If the cost is more than
$4,000 and the property is contracted with 203K, the buyer may elect to continue
with the contract with the understanding that HUD will only provide a seller
paid escrow in the amount of $4,000 and the balance of the stabilization and
clearance cost will be a cost to the buyer, amend the financing to conventional
or choose to cancel the contract. Please carefully review the LBP
Disclosure Addendum with your buyers for full requirements and information.

FOR NEW APPLICANTS:
HUD is in the process of transitioning to an on-line application system for Nonprofits applying/re-certifying for approval to participate in FHA activities. Starting August 15, 2007 all new Nonprofits that want to obtain HUD approval to participate as a FHA mortgagor, purchase HUD Homes at a discount, or administer a Secondary Financing/ Down Payment Assistance Program must submit an e-mail directly to their local Homeownership Center (HOC), Program Support Division, indicating that your organization would like to apply for approval to participate in FHA Nonprofit activities. The e-mail must also include the following information: your organizations legal name, address, and executive directors name and contact information (phone number and e-mail address). Additionally the e-mail should indicate whether the organization is a nonprofit or instrumentality of government, the date of your organizations 501 (C)(3) determination letter and whether your organization has a minimum of two years, within the last five years, of housing development experience. Housing development experience is defined as acquisition, rehabilitation, and sale to low-to-moderate income persons. This e-mail should be sent to the appropriate HOC contact below. After your e-mail is received, HUD staff will send your organization an e-mail with instructions for accessing the on-line application system and a password and user ID.
FOR RE-CERTIFYING APPLICANTS:
Nonprofits that need to re-certify, must submit an e-mail to the local HOC stating that your organization would like to apply for re-certification and request a password and user id. After your e-mail is received, HUD staff will send your organization an e-mail with instructions for accessing the on-line application system and a password and user ID.

and emergency medical technicians to purchase HUD acquired homes
located in HUD designated revitalization areas at a discount, in
accordance with HUDs regulations for the Officer Next Door
(OND) Sales Program. Inclusion in the OND program is designed to
help more firefighters and emergency responders become
homeowners, and will further the goals of the OND Sales Program
to accelerate the revitalization of Americas cities by
promoting the integration of dedicated role models and mentors
into the community.

KATRINA DISASTER RELIEF:
9/30/2005: Some properties are being released by
HUD for return to the market in the states of Kentucky
and Tennessee.

Pyramid removed properties from the market in the states of
Kentucky, Oklahoma and Tennessee to assist in federal

Due to the transition to Pyramid, all completed contracts must be received by First Preston by October 29, 2004 in order to be processed by First Preston. If a completed contract is not received by First Preston by this date, HUD requires that the property be transferred to Pyramid and become a new listing.
10/1/2004 - ALL BROKERS IN KANSAS, MISSOURI AND OKLAHOMA: Please be aware that Pyramid is scheduled to assume full management and marketing services responsibilities for HUD homes in these states on December 16, 2004. On October 1, 2004 Pyramid will begin performance of all contract services related to Conveyances, Custodial Properties, Preconveyance Approvals and Pending Mortgagee Requests. Unsold inventory from First Preston will be transferred to Pyramid on November 1, 2004. Properties under contract will continue to be managed by First Preston until December 16, 2004.
