Does HUD remodel their houses, such as new paint, carpet, roofs, and other repairs?

HUD sells properties on a “as is” basis and does not re-paint or re-carpet.

Is there enough subcontracted work available that this can be full-time?

Many people who provide subcontracted property management services, particularly initial services, may work a crew of 2-3 people and it can be full-time work. This work is particularly well suited for husband and wife teams, small businesses or partnerships.

Can I bid on a job?

Pyramid has a department dedicated to setting the price of each work order. For inspectors and lawn subcontractors, the pay is based on the distance from a metropolitan area. For initial service subcontractors, the pay is based on the overall condition of the home, the number of loads of debris, the Initial Inspections photos/report, and other factors.

What if an item is not on my work order but should be?

You will need to contact Pyramid and get their consent to complete the necessary work. You will also need to take “before” and “after” photos so that the property condition identified, which needs resolution, may be added to your work order.

How do I get paid?

Payment is made within 30 days of receipt of a subcontractor’s invoice.

Is there a lot of travel involved? In what areas do you need help?

A subcontractor who is willing to travel outside of major metropolitan areas has a lot of value to us. HUD homes are located in major cities as well as small towns throughout each state. The more flexible a subcontractor is, the more value they provide. A subcontractor who can provide all services, from initial inspection through winterization and can travel a large area within a state is the most valuable subcontractor.

If a subcontractor handles a larger territory, are they compensated for the additional travel time and wear and tear on their vehicles?

Additional fees are paid for travel outside the metropolitan area.
